  RESIDENT SELECTION CRITERIA  

  •  All adult applicants 20 years of age or older must submit a fully completed, dated and signed residency application and fee.  Applicant must provide proof of identity.  A non- refundable application fee of $20.00 per applicant will be required
  • Applicants must have a combined gross income of at least 2.5 times the monthly rent .  All sources of income must be verifiable if needed to qualify. If employed less than 1-year, we will need previous employment references.  Self-employed applicants may be required to produce tax returns or 1099s. 
  • Credit history and / or civil court records must not contain slow pays, judgments, eviction filing, collections, or liens within the past three years. 
  • Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks and no damage to the unit.  Mortgage history will also be verified on the credit report.
  • Criminal records must contain no convictions for felonies within the past seven years and no sexual offenses ever.  In the event a record comes back “adjudication withheld” further documentation may be required.
  • Allowance of pets depends on individual owners preference.  If a pet is permitted by the owner a $250 pet deposit is required, $65.00 of the pet deposit is non-refundable.  All pets must be indoor pets, no outdoor runs or chains allowed.  The following breeds are not permitted:  Dobermans, Rottweiler’s, Pit bulls, American Staffordshire Terrier, Staffordshire Bull Terrier, Chows, or any mix of the aforementioned breeds.
  • In order to hold a property off the market a holding or good faith deposit of $100.00 is required . In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this deposit.  In the event the application is approved, this deposit shall be applied to the required security deposit.   Contact the management office to hold a property
  • Applicants will be required to pay a security deposit equal to one month’s rent.  The security deposit is due at the time of lease execution.  We reserve the right to require a higher security deposit and or additional prepaid rent.
  • The number of occupants is not to exceed two people per bedroom.
